Selling off market means selling a home without public marketing, usually through an agent's private network or a direct offer. Published studies disagree on price, from 17.5 percent in favor of the MLS to a small off-market premium in Dallas. Use the calculator below to compare your net proceeds on both routes.

Off-market net proceeds calculator

Enter what you expect a listed sale to bring, then your commission, repairs, timing and monthly carrying costs. You can use a price gap, or type in a real offer if you have one. The tool shows both nets, the break-even price and how the result moves under each published study.

Net if off market

On these numbers the off-market sale nets $4,216 more than the listed sale.

Key takeaways

  • Net proceeds equal the sale price minus commission, other closing costs, repairs and carrying costs while you wait.
  • On our default home, the off-market sale breaks even about 2.4 percent under the listed price. With equal commission on both routes, that drops to about 1.3 percent.
  • Zillow estimates off-MLS homes typically sold for 1.3 percent less from 2023 to 2025. Bright MLS and Drexel found MLS homes sold for 17.5 percent more. Both have a stake in the answer.
  • NAR's Clear Cooperation Policy gives a listing broker one business day to submit a listing to the MLS once it is publicly marketed.

What does selling off market mean?

Selling off market means the home sells without being publicly advertised on the MLS, portals, yard signs or open houses. The seller may still use an agent and pay a commission. Only the public exposure is missing. It is also called a pocket listing or a private sale.

It remains the exception. In the 2025 NAR Profile of Home Buyers and Sellers, 91 percent of sellers used an agent, 5 percent sold by owner, and 85 percent of agents listed on an MLS. Among sellers who already knew their buyer, 38 percent sold the home themselves.

How do you sell a house off market?

You can sell a house off market in four main ways: an agent's private network, an office exclusive, a sale to someone you already know, or a direct offer from an investor. Each one trades exposure for privacy, speed or convenience, and each carries a different commission and a different risk.

  • Agent's private network. Your agent contacts buyers and other agents directly, without a public listing.
  • Office exclusive. A formal MLS option, covered below, that keeps the home within a brokerage.
  • Someone you know. A tenant, a neighbor or a relative. Commission may be zero, but you still need a contract and a closing. Hire an attorney or title company.
  • A cash investor or wholesaler. Often fast and as-is, and usually priced for the investor's margin. A wholesaler may assign your contract instead of buying. Read how wholesale contracts work before you sign one.

If you are behind on the mortgage and someone offers to rescue the home, slow down. A housing counselor is a better first call than the person on the postcard. The motivated sellers guidecovers that side from the investor's seat, including foreclosure rescue rules.

What are the pros and cons of selling off market?

The main benefits of selling off market are privacy, fewer showings and possibly lower repair and carrying costs. The main risk is fewer buyers competing, which can lower your price. You usually also have less evidence that the price was fair, because nobody outside a small group had a chance to bid.

General trade-offs. Your market, price and agreement can change any of these.

Redfin's guide makes the same basic point about exposure, and adds a useful one for high-profile owners: control over who walks through. Privacy has a value, and only you can price it. If a private sale would save you from 20 strangers walking through while your parents still live there, a few thousand dollars may be a fair trade. The calculator tells you how many thousand.

What is NAR's Clear Cooperation Policy?

NAR's Clear Cooperation Policy requires a listing broker to submit a listing to the MLS within one business day of marketing it to the public. Yard signs, window flyers, public websites and email blasts all count as public marketing, according to NAR's policy page, read in November 2026.

So an agent who belongs to a covered MLS generally cannot put a sign in your yard and keep the home off the MLS. NAR also adopted Multiple Listing Options for Sellers, which took effect March 25, 2025, with MLSs required to implement it by September 30, 2025. It defines two exempt types, and delayed marketing is the new one:

  • Office exclusive. You direct that the home not be shared through the MLS and not be publicly marketed. The listing is still filed with the MLS, but other participants do not see it.
  • Delayed marketing. The listing is filed and visible to MLS participants, while public display through IDX and syndication waits for a period your local MLS sets.

Where mandatory submission applies, your agent must get your signed disclosure showing informed consent to give up immediate public marketing. Read it. It is the document that says what you are giving up. Local rules differ, so ask which options your MLS allows.

How much does selling off market really cost you?

Selling off market costs you the price gap, if there is one, minus what you save on commission, repairs and time. The formula on each route is the same: sale price, minus commission, minus other closing costs, minus repairs, minus days to closing times your daily carrying cost.

Take the default home. NAR's September 2026 report gives a 417,500 dollar median price and a 33 day median time on market. Add our assumptions: 5 percent commission if listed, 4 percent off market, 1 percent other closing costs, 5,000 dollars of prep against 1,000, 20 days to find a private buyer, 30 days to close, and 2,800 dollars a month to carry the home.

What the break-even tells you

Here the off-market sale nets about 4,216 dollars more, but look at why. It breaks even at about 407,635 dollars, or 2.4 percent under the listed price, and most of the cushion is the assumed 1 point of commission. Set both commissions to 5 percent and the break-even falls to about 1.3 percent, almost exactly Zillow's gap, leaving the routes within about 100 dollars of each other.

Under a 5 percent gap, the listed sale nets about 10,460 dollars more. Under Bright's figure, it nets about 49,700 dollars more. Under the Dallas premium, the off-market sale nets about 16,114 dollars more. The published range is wider than any savings you can control, so a real comparable-sales opinion on your own home is worth more than any national study. This is general education, not advice about your sale.

If you market off-market deals, the phone is the funnel

This section is not for most homeowners reading this page. It is for the agents and investors on the other side, who send the letters that say "I'd like to buy your house." An owner who has been thinking about it for a year finally calls that number, on a Tuesday at 2 p.m. You are at a closing. They do not leave a message.

In CallRail's 2025 survey of 1,000 US consumers, 42 percent said they leave a voicemail when a business does not answer, and 82 percent said they will call a competitor. Off-market work has no portal behind it, so each returned letter may be the only chance at that home.

Caller
My mother did. It's empty now. I don't want people walking through it.

That makes sense. I'll pass that on to Jordan, and Jordan will call you back today. There's no obligation. Is this the best number?

FAQ

It means selling a home without public marketing such as the MLS, portals, yard signs or open houses. The seller may still use an agent and pay a commission. It is also called a pocket listing or private sale.

Studies disagree. Zillow estimated off-MLS homes typically sold for 1.3 percent less from 2023 to 2025, Bright MLS and Drexel found MLS homes sold for 17.5 percent more, and one Dallas study found a small premium for pocket sales. Each source has limits, and some have a stake in the answer.

Yes, but MLS rules can limit how. NAR's Clear Cooperation Policy gives a listing broker one business day to submit a listing once it is publicly marketed. NAR's office exclusive option keeps a home off public marketing, with a signed seller disclosure where required. Ask which options your local MLS allows.

Often yes, if an agent represents you or brings the buyer, and commission is negotiable. If you sell directly to someone you know, you may pay none, but you will still have closing costs and should use an attorney or title company.

NAR's own policies include an office exclusive option, so private marketing is a recognized practice. Contract and disclosure rules still apply: the EPA's lead paint rule, for example, covers sellers of most housing built before 1978. State rules vary, so confirm yours with a local real estate attorney.
