Real estate cold calling scripts work best when they are short: say who you are, why you called and ask permission, then ask questions instead of pitching. Use the builder below to write yours for expired listings, FSBOs, absentee owners, circle prospecting, past clients or sellers. Check the Do Not Call Registry first.

Free real estate cold call script builder

Pick who you are calling and fill in your details. The builder writes the opener, a permission line, discovery questions, your chosen objection replies and a voicemail. Copy any piece, or print a call sheet for your desk. The dial math at the bottom starts from the Baylor numbers below, and you can replace them with your own.

Objections you keep hearing

The goal of this call

Book 20 minutes at the house. Do not pitch on the phone.

Opener

Hi, is this [owner's first name]? This is Dana Reyes with Oak Street Realty, at 520-555-0142. I'm a real estate agent in Tucson. I saw that 418 Maple Drive came off the market without selling. I imagine your phone has been busy.

Permission line

This is a sales call, and I'll keep it short. Can I ask two questions? Then you can tell me to get lost.

Discovery questions

1. Do you still want to sell, or has the plan changed? 2. How many showings did you get, and what did you hear back from them? 3. What's your own theory on why it didn't sell? 4. If it had sold, where would you be living now, and by when?

Close

I'd like 20 minutes at the house to show you what I'd change, and what I wouldn't. Is Tuesday or Thursday better?

"I'm not interested"

Fair enough. Is that not interested in selling at all, or not interested in another phone call? If it's the first, I'll leave you alone.

"I already have an agent"

Then you're covered, and I won't get in the way of that. If it changes, I'm easy to find. Have a good one.

"How did you get my number?"

Good question. It came from a public or purchased property list, and I checked it against the Do Not Call list before dialing. If you'd rather not get calls from me, I'll take it off my list right now.

If they say stop calling (always)

Understood. I'm taking your number off our list now, and you won't hear from me again. Sorry to bother you.

Voicemail (read it live)

Hi [first name], this is Dana Reyes with Oak Street Realty. I saw that 418 Maple Drive came off the market, and I have one specific idea on why it sat. If you still want to sell, call or text me at 520-555-0142. If not, no need to call back. Again, 520-555-0142. Thanks.

Before you dial this list: The FCC treats a call offering your services to an owner as a telephone solicitation "whether the property listing has lapsed or not." Check the Do Not Call Registry first. An expired listing is not an exemption.

How to cold call real estate leads, step by step

To cold call real estate leads, scrub your list, block a calling window, open with your name and company, ask permission, then ask questions until you know whether a next step exists. Book that step or end the call politely. Log every outcome, including every request to stop.

  1. 1

    Scrub the list

Check it against the national registry and your own do-not-call list. Keep the date of the scrub.
  2. 2

Pick one lead type per session

Expired sellers and neighbors need different energy. Switching mid-session makes both calls worse.
  3. 3

Say who you are in the first sentence

The FCC rule requires the caller's name, the entity and a contact number, so this part is not optional.
  4. 4

    Ask, then listen

The script is there for the first 20 seconds. After that, the seller's answers set the direction.
  5. 5

Book it or set a date

A vague "I'll call you sometime" is how leads die. Name the day.

Expired listing scripts, and how to call expired listings

An expired listing script should admit the obvious: other agents have already called. Name the property, ask whether they still want to sell, and ask what happened before you offer a theory. Then ask for 20 minutes at the house, because a pricing argument on the phone is one you lose.

It is 8:40 on a Tuesday morning. The listing expired at midnight, and the owner has already had four calls. They do not want to hear that you are the top producer in the zip code. All four of the others said so.

Here is the rule most scripts skip. The National Association of Realtors asked the FCC to allow calls to owners whose listing had lapsed. The FCC declined in its 2005 order, and said a real estate agent is precluded from calling registered numbers unless an exemption applies. So an expired list needs the same scrub as any other.

FSBO and absentee owner calls

A FSBO script works by respecting the decision to sell alone, then asking how it is going. The same FCC order draws the line clearly. An agent who represents only a buyer can call about that buyer. An agent looking for the listing is making a telephone solicitation.

So the old line about having a buyer is either a real exception or a false statement. There is no third option, and the builder does not write it. For absentee owners, the goal is smaller: find out whether the property is a keeper, and come back when the answer changes.

Circle prospecting scripts for just sold calls

A circle prospecting script calls the neighbors around a recent sale, gives them one fact worth having, and asks about their plans. It is the lowest-pressure call on this list. You are bringing news about their street, so a curious neighbor has a reason to stay on the line.

The risk is volume. Fresh numbers every session are how registered ones slip in, and a neighbor who says stop calling has to stay on your list even when you prospect that street again next spring.

Motivated seller script for investors

A motivated seller script looks for a reason, not a price. Ask about condition, occupancy, timing and what matters most: price, speed or avoiding repairs. Select the investor option in the builder for the full version. Wholesalers building a team can read about hiring a VA to run these calls, including what the VA costs.

Real estate lead scripts for people who asked

Real estate lead scripts differ from cold scripts because the person raised a hand. Skip the permission speech, name what they asked about, and ask when they want to see it. The FTC gives an inquiry three months of business relationship, and a request to stop ends that immediately.

The Do Not Call and calling hours rules

Federal rules limit telephone solicitations to 8am through 9pm local time, bar calls to registered numbers, and require you to honor stop requests. We checked each rule below in November 2026. Your state may be stricter, so have a local attorney confirm your setup before you run a campaign.

AI voices, prerecorded messages and voicemail drops

In February 2024, the FCC ruledthat the TCPA's limits on artificial or prerecorded voices cover AI that generates human voices, including voice cloning. A call needs prior express consent, and marketing calls need prior express written consent, absent an emergency or exemption. The FCC also ruled in 2022 that ringless voicemail to a mobile phone is a call needing consent. That is why the builder's voicemail is for you to read live, by hand. If you want the craft behind that message, see how to leave a voicemail.

Best time to cold call real estate leads

The best time to cold call real estate leads, on the only agent-specific data we could trace, is 10am to 2pm. In Baylor's test, that window held 31 percent of the calls and produced 53 percent of the appointments and referrals. Evening calls were 42 percent of the volume and only 21 percent of results.

0%
of cold calls were answered in Baylor's test
0
calls per appointment, or 209 counting referrals
0%
of US adults generally answer unknown numbers (Pew, 2020)

Read that with care. The Keller Center study is from 2012 and followed 50 agents from one company. Answer rates may have changed since. In Pew's 2020 survey, 19 percent of adults said they generally answer unknown numbers, and 67 percent said they do not answer but check voicemail. That second number is why the voicemail deserves a real script. Log your own results for a month, and put them in the calculator above.

What the first 30 seconds sound like

Here is an expired listing call built from the tool, with a seller who is neither friendly nor hostile. Notice how little the caller says. The script ends at the first question.

Sample call: expired listing

You're the fifth one today.
callflo.ai
That sounds about right. This is a sales call, and I'll keep it short. Can I ask two questions? Then you can tell me to get lost.
Caller
Go ahead.
callflo.ai
Do you still want to sell, or has the plan changed?
Caller
We still need to move. We just aren't paying for the same thing twice.
callflo.ai
Fair. What did you hear back from the showings you did get?
Sample call, written for this post. Not a real seller.

That last answer from Pat is worth more than any pitch. It tells you the objection, the motivation and the next question. A longer script would have run straight over it.

Where callflo.ai fits: the people who call you back

Every dial leaves your number on someone's phone. With 67 percent of adults screening unknown callers, some of them will ring back later, when you are in a showing or done for the day. If voicemail catches that call, your dials bought a phone tag session. The post on cold calling callbacks covers how to count those calls.

callflo.ai answers that side. It picks up inbound calls 24/7, asks your questions and texts the caller afterward. Booking on your calendar is on VIP. It is not a dialer, and Starter runs no outbound campaigns. Starter is 39 dollars a month on annual billing, or 49 dollars monthly, with 120 minutes and extra minutes at 98 cents. Outbound campaigns are only on VIP, at 697 dollars a month on annual billing or 997 dollars monthly, and the same AI voice consent rules apply to any outbound call. See how it works for real estate agents, or compare the plans.

FAQ

Yes, with limits. Under 47 CFR 64.1200, telephone solicitations are barred before 8am and after 9pm at the called party's location and to numbers on the National Do Not Call Registry unless an exemption applies. Many states add rules, so confirm your setup with a local attorney.

Not to pitch your services, unless an exemption applies. The FCC's 2005 order says a telephone solicitation includes calls by agents offering services to owners whether the property listing has lapsed or not. An established business relationship is one possible exemption.

Only in a narrow case. The FCC says calls by agents who represent only the potential buyer are not telephone solicitations, as long as the call is about a potential sale to that buyer. A call seeking the listing is a telephone solicitation.

In Baylor's Keller Center test of 6,264 agent calls, 10am to 2pm was the most productive window, with 31 percent of calls producing 53 percent of appointments and referrals. The study is from 2012, so track your own results as well.

In the Baylor test, about 330 calls per appointment, or 209 calls per appointment or referral combined. Your list and market will change the number, so use it as a starting point and replace it with your own results.

Not without consent. In February 2024 the FCC ruled that AI-generated voices are artificial voices under the TCPA. Calls using them need prior express consent, and marketing calls need prior express written consent, absent an emergency or exemption.
